It Started With an Empty Site
When Brocor first stepped onto the TLC Homestead site, there wasn’t much to look at. Bare earth, a sprawling aged care facility, and a brief to create outdoor spaces that residents would actually want to use.
As a design-and-construct project, our team took ownership of the whole thing, from the initial concept and design through to procurement, construction and final installation. No external landscape architect, no handover between firms. Just our team with a plan, a site, and a vision for what it could become.
Designing for People Who Live There
Designing for aged care is different from any other landscape brief. You’re not designing for occasional visitors — you’re designing for people who look at these gardens every single day. That shapes every decision.
We wanted pathways that felt inviting rather than institutional, so we went with a curved flowing layout rather than rigid straight lines. The decorative coloured concrete gives the space warmth and character. Garden beds were planted to provide interest year-round, with trees that would grow and mature over time, giving residents something to watch change with the seasons.
A pergola creates a shaded gathering space, somewhere to sit with family, or just to get outside without being in full sun. A feature sculpture adds a point of interest that gives the space its own identity. Turf lawns provide that sense of open, green space that lifts a place.
Everything was chosen with two things in mind: how it looks today, and how easy it is to care for long term.
The Build
Construction photos don’t always look glamorous and early on, TLC Homestead was all formwork, reinforcement mesh and compacted earth. Our team laid the curved concrete pathway system first, working around the building footprint to create a logical and accessible flow through the outdoor areas.
From there it was planting, mulching, turfing, pergola installation and the finishing touches that bring a landscape to life. It’s the kind of work that takes patience, knowing that what looks sparse at completion will look incredible in twelve months.
From Handover to Now
Here’s where TLC Homestead gets even better.
A lot of landscape contractors finish the job and move on. We didn’t. Since construction wrapped in 2024, Chris, Kyle and our Grounds Maintenance team have been out at TLC Homestead regularly – mowing, pruning, maintaining garden beds, keeping everything looking the way it was designed to look.
And when we visited recently? The trees have grown. The garden beds have filled right in. The turf is lush and healthy. The whole place looks incredible!
That’s what ongoing maintenance does. It’s the difference between a landscape that looks great on opening day and one that keeps getting better year after year.
